New technology enables home buyers to check out the neighborhood

RISMEDIA, March 14, 2007-"With agents overwhelmingly embracing the Internet to market their property listings, we felt there was a great opportunity to add a missing piece of the puzzle to agents' Web sites," says Bradley Moseley-Williams, Explore My Neighborhood company spokesperson.

"When somebody is looking at purchasing a house, they are interested in the house and the neighborhood it is in. Most agents' Web sites only provide information and pictures on the house. They either contain no information on the neighborhood points of interest, or the points of interest are generic like a list of all restaurants within two miles of the house," Moseley-Williams explains.

"Wouldn't it be great if an agent could set up a listing that combined information and pictures of the house with information and pictures of neighborhood points that were hand picked by the agent or homeowner?" asks Moseley-Williams. "Instead of showing a list of all restaurants, show the five favorite restaurants determined by the homeowner. This way a potential buyer would get the two main categories of information they want and get the benefit that the neighborhood points of interest were filtered by the people who know the neighborhood the best," he says.

This is the idea behind the development of a technology enabling real estate professionals to incorporate not only a tour of a home on their sites, but the home's neighborhood as well. The idea became reality last month with the launch of ExploreMyNeighborhood.com.

With ExploreMyNeighborhood, agents can take their Web marketing "beyond baseline" as Moseley-Williams says. By taking pictures of key neighborhood points of interest, agents can provide valuable insight into the feel of the entire area-a critical factor for every prospective homeowner. What's more, agents can customize the neighborhood information according to a potential buyer's lifestyle needs, such as parks and schools for parents, restaurants and Starbucks for the executive set.

Moseley-Williams emphasizes that by incorporating this type of neighborhood information into their online listing presentations, agents can provide a service for home sellers that would differentiate them from the competition. "I don't think there's anything out there that combines what this solution has," he states.

ExploreMyNeighborhood is designed to complement an agent's existing site. "The technology is available for any location," Moseley-Williams explains. "All the agent has to do is take 10 pictures of 10 interesting points, upload the pictures and-bang-it's done."

Ultimately, says Moseley-Williams, "ExploreMyNeighborhood will differentiate agents in the marketplace. It is as much of a marketing tool to help brand the agent as technology savvy, as it is to market the property listing." RE
