RISMEDIA, Oct. 3, 2007-When asked what some of the advantages of working with his primary niche of a core group of investors were, Lewis Walker of Woodlands, Texas replied, “You have a little more control when you work with them, because they’re going to rely on your expertise in the market; they’re not buying out of emotion, they’re buying based on numbers. So as long as you can make the numbers right and have the properties produce, they’re happy.”

Walker knows a fair amount about the mindset of an investor; since he himself was one back in 1977, and spent a good four years in that capacity before the sudden crash of ’81 pulled the rug out from under him.

Determined to persevere, Walker began focusing on what he knew best; the intricacies of Houston-specific business issues, such as tax-deferred exchanges, construction protocol, builder/developer cost and more.

His strategy paid off, and now this 20-year veteran is well-known as an expert in those issues, and a healthy 65% of his business remains investor-based to this day.

Another advantage of working with the investor client, explains Walker, is that unlike in residential transactions, where you might work with a client once every 3-5 years, if that frequently, it’s not uncommon to have investor clients who are doing something every single year. Add a few active investors to your client list, and you have an average number of guaranteed transactions to look forward to every year.
