RISMEDIA, Dec. 18, 2007-When asked what his team’s most effective marketing tool is, Jerry Reece said technology. For Reece and Nichols, they’ve embraced technology so much, that they’ve reorganized their IT and marketing departments into one Agent Service Center. Their end result? More than 1.1 million user sessions each month.

An increase in confidence leads to increased self-esteem. As self-esteem increases so does performance.” If I weren’t in real estate: “I would be back in the Marine Corp. Reserve or living the cowboy life in Alma, Kansas.” Thing I love best about where I live: “In the Midwest, we are connected to the land. I have a wonderful retreat just two hours from Kansas City-a ranch in Alma.”

What is on the minds of home buyers and sellers in your region? Buyers and sellers have a difficult time sorting through national news and local realities. I like to say to them that real estate is not a national market; it’s not even a local market. Real estate is a neighborhood-by-neighborhood business. It is important to know the facts and trends in your neighborhood to really sort through your real estate decisions.

How are you altering your marketing efforts to stay competitive in your region? We believe technology is our number-one marketing tool. We are so committed to that that last year we reorganized our IT and marketing departments into one Agent Service Center. We have embraced the Internet-and the Internet has embraced us back. For the past five consecutive months, we have had more than 1.1 million user sessions each month. This represents a shift in the consumer base and how they choose to have a relationship with us. We recognize this shift and, in turn, continue to shift our marketing dollars to digital exposure online. As the market leaders, we believe it is important to stay ahead of consumers. Now, we are introducing a new Web platform. It will include even more resources for buyers, additional exposure for sellers and a fabulous suite of productivity tools allowing our agents to better “connect and communicate” with these consumers.

What are some current trends you see in your market right now? Buyers and sellers are meeting in the middle. At the first of this year, sellers were holding firm on price, and buyers were trying to get a great deal. Our list-to-sell ratio has evened out. It’s a natural market adjustment that needed to occur.

What do you like best about being in real estate? I truly enjoy the teamwork. Interdependence is one of our core values and the privilege of working with what very well might be the largest sales oriented team in Kansas City is something that inspires me every day. I have a passion for building our great team through recruiting; it’s rewarding to show agents how we work together at Reece & Nichols to achieve common goals.
