The Importance of Accurate Showing Instructions

Have you looked at the showing instructions on your listings lately? Are they accurate? Have you indicated a particular lockbox but there is a different box on the property?

If the answer to any of these questions is yes, you can help get your listing shown by revising your instructions in Keystone. Correct showing instructions will help make it easier for agents to show your listings to purchasers. Showing agents look on the Matrix printout in the section called “Show Instructions”. The field name on the printout is bolded so it stands out. Agents know where to look for it on the printed page, thereby increasing the chances that the designated showing instructions will be followed.

To revise showing instructions in Keystone, retrieve the listing for updating, click the edit icon, open the Navigation Menu on the left side of the screen and go to the Section Heading – Listing – Contract Info – Show Instructions. Choose all of the appropriate showing instructions by placing a checkmark in each instruction you wish the showing agent to follow and click the Save Button. Submit your listing to MLS for the change to take effect in Matrix.

Complete and accurate instructions will enable more showings for your listings, promote harmony and good will among fellow agents, and make a seller happy when someone looks at the property and writes a contract.
