Over the last 18 months, we have experienced a significant and sharp shift in our real estate marketplace as it has moved from a buyer’s market to a seller’s market practically overnight; moving from 75 percent of the inventory being distressed properties three years ago to approximately 75 percent traditional equity sales today. We’ve gone from a boom market to a bust market and now to a bang market in a short, eight-year time frame.
