How has having a team allowed profitability to increase?
Having a team allows me to be more dollar-productive with my time by delegating. I then can focus on bringing in new business, which is my specialty.
What is the single best advantage of having a team?
Because there are so many moving parts, it is all too easy to burn out in real estate. So having a team means I do not personally have to work 24/7. All of the work gets done, and I have a life.
What is your best advice for generating online leads?
Generating online leads has been my area of expertise for a number of years. In fact, 13 years ago, I developed Real Pro Systems, which I sold last year. It has a database with the ability to generate leads through lead capture sites. Very basically, there are two types of online leads. Many are leads that need to be developed. We market ourselves to people until they list or buy with us or until their email address doesn’t work anymore. I just listed a house for people who have been in our system for eight years. Usually it takes between six months to a year. The second type of lead is one that is ready to buy or list right now. Those you have to convert very quickly. The key is getting back to all leads within the first five minutes.
What’s the best way to convert those leads into new business?
Where many REALTORS® fail with online leads is they either do not get back fast enough or not consistently enough. Persistence in getting in touch, and then persistence in keeping in touch over the long run, is the best recipe for conversion.
What is the one piece of technology that you and your team can’t live without?
Mobile devices—iPhones or Androids allow us to be in business wherever we are. Eighty-nine percent of all home searches are now done from a mobile device. All of our sites are mobile-enabled.
What type of advertising demonstrates the biggest return on investment for the team?
Pay-per-click marketing and lead collection sites represent the best return for us. Search terms need to come up in the top three on Google. It’s a lot more expensive today, but that gives us our best results. The other thing that gives us a pretty good return is Facebook placement.
What is your best idea for time management?
I live by my calendar. At the beginning of the year, I go through the year month-by-month and set up my daily timeframe for making calls. Setting up a calendar ahead of time is the key ingredient.
What advice do you consider invaluable?
I preach integrity. We look at our business as providing an essential service to our clients. We go out of our way to be kind to our clients and to treat them with integrity, not as just another transaction and a way to a paycheck. In the long haul, that is the fastest way to grow your business.
