Denver Commercial Real Estate | Gates DevelopmentA 40-acre mixed-use development on the site of the former Gates Rubber factory has been selected to participate in the Leadership in Energy and Environmental Design for Neighborhood Development pilot program.
Ferdinand Belz III was named president of Cherokee Denver LLC, the local affiliate that owns and is redeveloping the former Gates Rubber factory site near I-25 and Broadway. In Colorado, Belz has been involved with several development projects, including the Tabor Center and the magnificent Ritz-Carlton in Aspen. Belz partnered with Sage Hospitality to develop seven Marriott Hotels including the redevelopment of the Hirschfield Press Building on 6th Avenue and Broadway in Denver. So it appears the project will be in good hands and redevelop into a top-notch real estate development.
The Gates project is in the development planning stage, including environmental clean up needed after many years of industrial use. Preliminary plans and community input call for a transit-oriented, mixed-use development that will include light rail. The first phase, called Metropolitan Gardens will include 1 million square feet of retail space, including Robert Redford’s fourth Sundance Cinema, two hotels, 610,000 square feet of office space, 850 apartments and 1,300 condos, as well as parks, pedestrian plazas and a major transportation hub with access to light rail.
All of this at a very industrial site, located at the northeast corner of Mississippi and Santa Fe, This has been a notorious run down area that is on the verge of a turn around. This south Denver location will change the entire area and make a vibrant addition to the Denver metro area. We look forward to seeing a fabulous development emerge from a challenged site, which needs quite a bit of restructuring before the project can really take shape.
