Short List of General Market Indicators

Available home inventory increased by ten homes in just one week. While this is great for a buyer, it does pose difficulty in terms of a flooded market. This puts the number now over the 30,000 mark to 30,018. Since the 1st of January, unsold inventory has increased by an incredible 6,700 homes. Pending sales decreased by 146 homes (not a good sign) over the prior week. The number of sold homes compared to last year for the same period has fallen 42%. The market has not shown any signs of increased activities with strong buyer price resistance. Here are my indicators:

• Market Indicator – 100% buyer market
• Sales Demand Activities – Slow/Unchanged
• Sales Last Year March/April to this Year - 50% lower
• Resale Inventory – Increased by 150 homes over prior week
• Trend Indicator – flat to downwards
• Active Market Time - 90 days
• Unsold Inventory Supply
o Orange County - 16 months
o Seminole County - 11 months
o Lake County - 18 months
o Volusia County - 13 months
o Osceola County - 23 months

While our team strives to offer a full menu of marketing activities, we still cannot overcome the pricing issues in the current marketplace without the help of you, the seller! We need your help to get your home sold by getting your price reduced. The bottom line – a buyer that bought a home down the street from you three months ago would pay lower for that same house today.

The facts are in the numbers. Since June of last year, home inventories have skyrocketed. In fact, out of eight areas seeing increased inventories, only one is under 400% change. From the minimum increase of 307% in Longwood to a whopping 591% in Oviedo, the flood of homes into the selling marketplace is truly staggering.
