RISMEDIA, May 2, 2007-First quarter sales of high-end and luxury-priced homes in seven Northern California counties served by Alain Pinel Realtors varied from county-to-county yet overall stayed steady compared with the first quarter of 2006.
For the seven counties combined – San Francisco, San Mateo, Santa Clara, Alameda, Contra Costa, Santa Cruz and Monterey, 172 homes sold at $2.5 million or greater in the recent quarter ending March 31, compared with 169 luxury-class homes sold in the same quarter a year earlier.
The information on high-end and luxury-classed real estate sales trends is based on public records researched from the leading multiple listing services in region (SFMLS, REINFO and MAXEBRD). The quarterly data is compiled specifically for Alain Pinel Realtors by TrendGraphix Inc., a real estate information services provider based in Sacramento.
Inventory of homes offered for sale at $1.5 million or greater climbed 6% in the seven counties, with 953 listed for sale at the end of the first quarter this year compared with 899 homes on the market at $1.5 million or greater a year ago. The median asking price was comparable yet slipped a little in the 12 months, from $1.856 million at the end of the first quarter 2006 to $1.850 million in the recently ended quarter.
Alameda County experienced the biggest spikes in sales of luxury homes as well as inventory in the high-end market. More than twice as many homes sold at $2.5 million or greater in the first quarter 2007 than the first quarter 2006 – 15 compared with seven a year ago, or a 114% gain. Meanwhile, inventory of homes priced greater than $1.5 million increased 61.90%, rising from 84 on the market a year ago to 136 as of March 31 this year.
During the first quarter 2007, Alain Pinel Realtors' sales professionals participated in 169 homes sold and priced between $1.5 million and $2.499 million, 65 homes sold and priced from $2.5 million to $4.99 million and 13 homes sold and priced above $5 million.

Santa Clara County
Fewer Santa Clara homes sold for more than $2.5 million during the quarter (49 versus 55, or a decrease of 10.91%) than the first quarter of 2006. The highest priced home in the county sold in the period was in Palo Alto, for $19.5 million. Inventory of homes priced greater than $1.5 million decreased 12.98%, falling from 339 on the market a year ago to 295 as of March 31 this year.

The highest priced home in the county sold in the period was in Woodside, for $8.65 million. Inventory of homes priced greater than $1.5 million increased 10.28%, rising from 107 on the market a year ago to 118 as of March 31 this year.
