For obvious reasons, homeowners facing foreclosure often stop taking care of the house they’ll soon be leaving. Maintenance costs money, and people in this situation aren’t eager to invest in a property that’s being taken from them. As a result, a huge number of homes across the country are in bad shape right now.
Of the roughly 4 million unsold single-family properties in the national inventory, about 1.2 million are vacant. Roughly a quarter of those are new or partially completed homes no one has ever lived in. Most, though, are houses in which the owners have been forced out – and many of these have been vandalized, stripped of appliances and damaged in any number of ways. It’s not a pretty picture.
The FHA’s 203(k) loan program, which wraps repair and renovation costs into a primary mortgage, can help clean up the mess.
