The global real estate sector has survived three years of massive write downs and broken credit lines, but now worldwide recession threatens to curtail its growth in 2010 and beyond. An investor stampede toward safe, income-producing assets has sparked rapid growth in the pricing of prime real estate but the values of lower quality property types remain under pressure and finance remains a precious commodity. Builders and developers are tiptoeing back to development projects but shallow job growth means they have no guarantee of finding tenants.
In infrastructure, divergence in economic growth and the strength of public finances between developed and developing countries are creating new opportunities and challenges for investors. Strained budgets mean governments are keener to attract private investment in the sector while the appeal of infrastructure’s inflation-linked cash flows could grow if low interest rates persist. On the other hand, the economic downturn has diminished the appetite of investors for assets exposed to GDP growth and has increased competition for regulated assets offering steady returns.
