RISMEDIA, Jan. 26, 2007-In this ever-changing real estate market, home sellers must be prepared to do something extra to sell their homes. To assist with that challenge, Prudential New Jersey Properties recently launched its Power House buyer incentive program.
By offering value-based incentives to qualified buyers, highly motivated sellers can distinguish their homes from others in the marketplace. Power House buyer incentives include an American Home Shield Warranty, a mortgage buydown and a closing gift of .5% of the sale price. Power House sellers also agree to pay a minimum 3% commission to the selling broker. Available to both new and existing listings on resale or new construction properties, the program is affordable, with the cost of the entry-level program averaging two percent of the sale price.
"We're in a transitioning market right now, and many people are struggling to sell their homes," says William O. Keleher Jr., chairman and CEO of Prudential New Jersey Properties. "The Power House program is a viable solution, offering sellers a proactive, reasonable value-based plan to draw maximum attention to their homes and attract a larger pool of qualified buyers."
The American Home Shield Warranty provides coverage for six months during the listing period and continued coverage for one year from the date of closing for the buyer. A one/one mortgage buydown in the entry level program reduces the interest rate of a buyer's mortgage by one percent for each of the first two years of a conventional 30-year mortgage. The closing gift to the buyer helps defray some of the buyer's most significant expenses.
To attract more buyers and drive competition, the Power House program also includes a targeted, results-driven marketing campaign which features e-mail blasts, direct mailings, property brochures, print advertisements, online promotions and sign riders. Properties are also promoted to key, Realtors® in the local marketplace, highlighting the incentives offered to both the buyer and broker.
"Right now, sellers must be focused on their value proposition-the price, terms and condition of their homes. Proper pricing at real market value is key, and with a powerful combination of buyer incentives and strategic marketing, Power House homes have a distinct advantage over the competition and give sellers the ability to achieve results," says Keleher.
