While focusing on staging or enhancing your space before listing your condo, don’t forget about the balcony! A few small changes can increase your home’s living space and its value. You don’t need a killer view to make a comfortable, functional and stylish outdoor space.
Replace the flooring. Ugly concrete ruining your balcony’s vibe? Try covering it with interlocking wood or acrylic tiles, which can be found at IKEA or most Canadian hardware store chains. For a fun twist, you can even cover it with Astroturf, creating a tiny backyard.
Add colour with textiles. Enhance a basic table and chairs or outdoor sectional with some colourful cushions for a look that’s comfy and vibrant. Outdoor rugs are another inexpensive option and come in tons of stylish shades and patterns.
Disguise an uninspiring view. If your balcony looks out onto something less than breathtaking—like the back of another building—try blocking the railing with wicker fencing, bamboo slats, or artificial shrubbery designed for that purpose.
Add some greenery. Even a single outdoor plant can add a completely new vibe to your balcony. Try something large and tree-like, such as a Fiddle Leaf fig for major impact, or a series of hanging ferns.
Think about furniture. A comfy sectional might be a great way to lounge away a Saturday afternoon on your balcony, but for the purposes of staging, a small bistro table and chairs might be a better choice. If you’re working with a really small space, you might consider just a single lounge chair and a side table.
