Spring is quickly approaching, and with it, another batch of opportunities to capture some business with people looking to get back out into the market as the weather warms up and the flowers bloom.
If you haven’t already established your game plan, now is a great time to start preparing for another season of busy activity.
Here are some tips to help you spruce up your spring market planning this weekend.
Do Your Homework.
The past two years in real estate have been uncanny, and forecasts have predicted a return to seasonality this year as mortgage rates increase alongside home prices cooling off some compared to some of the frenzy seen in 2021. However, demand for a limited supply of homes for sale is sure to keep things competitive, meaning agents looking to capitalize on the coming spring market are going to be vying for the attention of aspiring buyers and sellers.
As you prepare for the impending springtime rush, take time to research your market and position yourself as the local expert that everyone should reach out to.
Lead With Positives
You’ve seen the news and forecasts for the market, and some of it could be scary for folks. The best way to put their minds at ease is to come to the table with plenty of positive data and information. Sure, home prices and mortgage rates are rising, but if you bring some favorable numbers—comps, costs, listings, etc.—to the table along with some client testimonials, you’ll be well prepared, and that will shine as you meet with leads and clients.
Lean on Relationships
Considering we entered 2022 with such low inventory levels and there are now more REALTORS® than ever before—roughly 1.6 million according to the National Association of REALTORS®—leaning on relationships is going to be crucial this spring market when it comes to lead generation. Start checking in with previous clients you worked with last year and network at community events and gatherings to start cultivating your next batch of clients.
Mind Your Brand
Branding is a significant part of your game plan regardless of the season, so it never hurts to take stock of your personal and professional brand. Promote yourself and your business on every possible outlet to maximize your exposure, and remember to put your best foot forward by showcasing what makes you unique in your market. As you gear up for spring, make sure that your branding strategy is up to date, genuine and consistent across the board.
