How to Spot Vinyl Siding Damage

Vinyl siding is one of the most popular home sidings in the U.S. due to its relative low cost, durability and lifespan. It is constructed to last more than 20 years even under extreme conditions. In fact, U.S. Census Bureau statistics show since 1995 more homeowners side their homes with vinyl than with any other material.

While vinyl siding is incredibly durable, it can melt. One of the number one causes of vinyl siding melting is the heat from BBQ grills during the peak summer grilling months. Backyard grillers often don’t realize their siding is melting until it’s too late. When viewing properties with vinyl siding, pay close attention to a grill placement, especially if it is within 10 feet of a house.

If you or your client spots vinyl siding damage while viewing a property, rest assured it is a relatively easy DIY fix. For those who aren’t handy enough, a handyman or general contractor can be hired for a reasonable price. However, before deciding on whether or not to make the fix, homebuyers and sellers need to assess the size of the damage. One piece of new vinyl siding generally ranges from $50 to $100. If it’s a small area, the total repair costs when factoring in labor, could be reasonable. If multiple pieces of vinyl siding are needed, repair prices can easily top $1,000. If a house’s siding is more than 20 years old, it’s probably a better investment to get all new siding or use the expected repair/replacement cost during contract negotiations.

When a patch is needed, some homeowners may have extra siding that can be used. If not, a piece of damaged siding can be easily removed using a siding removal tool which can be bought at a local hardware store for less than $10. Any siding retailer should be able to provide a replacement piece that is a very close match, if not the exact same type and color.

And vinyl siding melting doesn’t just happen in the summer. The National Association of Home Builders published a study in 2010 that detailed how reflections from double pane low-e windows can warp, reflecting focused sunlight almost like a magnifying glass. It’s possible for these powerful beams of light to damage the siding of the home next door.

If a home’s siding needs to be replaced, homeowners should consider all types of replacement options, including cement fiber siding. While it is more expensive than vinyl siding, it is the most durable type of siding and will last longer. Any issues with siding damage should be uncovered during a home inspection and a home inspector can make recommendations for repairs.
