Company Spotlight: Home Warranties a No-brainer in Today’s Real Estate Market

Home warranties come in all shapes and sizes, but for real estate professional Bonnie Loya with Coldwell Banker Real Estate Services in McMurray, Penn., they all have one thing in common: they go a long way toward keeping the real estate transaction together.

A firm believer in the home warranty products offered through American Home Shield (AHS®), Loya sold 52 AHS Home Warranties last year for the Pittsburgh company, making her a top producer. An impressive feat in today’s challenging market, Loya attributes her success to the support system that works behind the scenes to create an entirely seamless process from beginning to end.

“I couldn’t have been so successful without the support of our company’s manager and Tiffany Bell, our AHS rep,” says Loya. “Tiffany understands both sides of the process thanks to her previous experience as a REALTOR®, so she’s always available to answer questions from buyers and sellers. And her knowledge and accessibility have been very important to me and my clients,” adds Loya, who goes on to say that the benefits associated with having AHS by her side are numerous when it comes to working with today’s buyers and sellers.

“Not only are the home warranties offered through AHS instrumental in terms of keeping the transaction together, they also provide an added level of security by minimizing out-of-pocket expenses for both parties, which is a huge benefit,” says Loya.

From covering unexpected issues that may arise when a home system or appliance breaks down due to normal wear and tear, Loya explains that having a home warranty in place provides added peace of mind when it comes to one’s finances. “Home warranties take away some of the stress that unexpected issues can cause, allowing homeowners to keep their finances in order so they can continue to save for retirement or put money away for future renovations.”

And it doesn’t end there. In fact, Loya has nothing but positive things to say when describing her experience in working with AHS. “They’ve been very prompt and have a good track record of sending out quality contractors who have done a great job,” says Loya, who has only ever received compliments from those clients who have taken advantage of home warranties through AHS over the years.

“For me, using a home warranty is a no-brainer,” concludes Loya. “Not only do home warranties provide an effective way to offer support to buyers and sellers, they keep the transaction on track and they’re cost-effective.”
