“Online video is the next big thing,” says Stacie Staub of LIVE Urban Real Estate. Read on to learn Staub’s tech tips, plus how she stays motivated and connected.

How do you maximize your online presence?
I tend to use my blog as the center of my wheel. While I’m minimally involved with Twitter, I use Pinterest a ton. And I am always on Facebook.

How do you stay motivated?
I love new technology. Videolicious is a web-based video editing platform that I have been addicted to lately. Using Videolicious, I am able to edit and create videos of my listings that look very professional and really capture what I am selling.

How do you stay connected to clients and prospects?
I use a couple of different sites. Doorsteps is a great new way for agents to connect. I plug all of a customer’s information into Doorsteps and it works much like the old eight-touch method, allowing you to stay connected more easily. After the transaction, I use Brightnest, which I usually give as a closing gift. I put in all the information about a customer’s appliances, flooring, etc., and Brightnest then helps them maintain their new home. The program reminds them to do things like swap out air filters—the things that new homeowners, especially first-time homebuyers, might not otherwise be aware of. I make sure to also connect with everyone on Facebook.

What are some of your most successful follow-up tactics?
I conduct my business in such an organic and casual way, that it’s natural for me to consistently reach out and stay in touch with my customers all the way through the transaction and long after.

What’s your approach to effective listing presentations?
I do mine on an iPad, mostly because of the need to save paper. My presentation is about 59 pages these days. I used to go around with this huge binder, which wasn’t only a lot of paper, but was also overwhelming to clients who would think, “Oh no…I have to go through all of this?” With an iPad, it is much less complicated all around.

What’s the best way to market a home?
Online video is the next big thing. We have been hearing about it for awhile, but I have had great success with it. I have a new listing that is near the mountains and has a media room with 5,000 square feet. Using Videolicious, I made an incredible video that looks very professional and really shows off the house to its best advantage.

What’s the most important thing when it comes to growing your business?
I always try to just be myself. I am not afraid to ask for the business, but I do it my way, which is organic and natural and low key. I use humor and connect with people by being genuine.
